How Our System Works

The Mold Sentry Process

We’ve designed the Mold Sentry system to address poor indoor air quality at the source of the problem: in the uncontrolled environment, i.e., the basement, crawlspaces, attic or other dead air spaces. The airborne mold/fungi spores and other contaminates generated in these areas are transferred to the living environment through various means. The existing HVAC system and its ductwork help to spread contaminated air throughout your living area. Contaminated air enters the living environment through wall plates, electrical outlets and cracks and crevices around door and window frames. The normal convection of rising warm, moist air also facilitates the entry of contaminated air into the living space.

The Mold Sentry system involves a four-step process to create environmental conditions that provide for the purification of contaminated air within your building structure. The result is a reduction of excessive moisture, condensation, fungi, mold growth and other problems associated with moisture in the home.

Step One

Warmer air separates itself from cooler air, which allows the warmer air to rise (normal convection) and the cooler air to seek the lowest point inside a building structure. Warmer (rising) air has a natural ability to hold more moisture (relative humidity). Cooler air cannot hold as much moisture (relative humidity); thus condensation occurs. The combination of moist, humid air and condensation is a perfect breeding ground (Petri dish) for mold and mildew growth, which can result in both poor indoor air quality and structural building damage.

Through the use of the most powerful and efficient air handling unit in the industry and ductwork specifically designed for maximum air flow, the Mold Sentry system is able to reverse the normal convection of warm, moist air by drawing the air down to the lowest point inside the structure.

Step Two

When the warm, moist air blends with the cooler air, the resulting rise in temperature naturally lowers the relative humidity, which automatically reduces condensation. Additionally, the Mold Sentry system incorporates a specially engineered dehumidifier, exclusive to Mold Sentry, which provides for a mechanical control over humidity levels. A humidistat sensor tells the system to operate when humidity levels exceed the preset level and shuts off the system when the desired level is reached. There is a staged HEPA filter process that serves to intercept airborne contaminants prior to the air entering the dehumidification process.

Step Three

By drawing warm, moist air down (reversing normal convection) and subjecting it to a dehumidification process, the effectiveness of radiant germicidal C Band ultraviolet light is enhanced. The use of germicidal ultraviolet light is an extremely important part of the process because dehumidification alone does not kill or destroy mold spores. Mold spores can actually mutate and have the ability to regenerate and, through this mutation, become much more difficult to destroy. Dehumidification actually shrinks the membrane, which serves as a protective coating around an active mold spore. By shrinking the protective membrane coating around a mold spore, the ability of germicidal ultraviolet light to penetrate the coating is greatly increased. The ultraviolet light actually destroys the DNA structure of the mold spore, thereby killing the spore. In essence, by utilizing this systematic approach, Mold Sentry is able to create a “kill zone” in the uncontrolled environment.

Step Four

The dehumidified, decontaminated air is expelled into the uncontrolled environment and re-circulated to provide for a continuous cleansing of the air in the uncontrolled environment, which is the origin of most poor indoor air quality problems. The purified air is transferred to the living environment through the existing HVAC system and its ductwork, cracks, crevices, wall plates, electrical outlets, etc.

As you can see from the Mold Sentry process, our methodology focuses on purifying and decontaminating the air in the entire building structure, not just the living environment.
